Finding a home that you are interested in purchasing can be quite exciting. Whether you’re looking for your first home, a home for your growing family, or downsizing for retirement, there are several things you’ll want to consider before making an offer and purchasing the home. Location

The location of a house is one of the first things you should consider. Think about the home’s proximity to your work, other friends or family in the area, restaurants and stores you enjoy frequenting, or anything else that is of importance to you. You don’t want to go through with a purchase to realize later that the home is too far from various places. 

Consider using a GPS to see how long it will take to drive to some essential locations or even do a few test drives. If you have school-aged children, you should also consider how close the house is to schools and if your children will attend the schools you want them to if you move.

Age of Home and Necessary Repairs

Next, pay attention to how old the house is and if it will need any repairs and remodeling. Paying for heating repair and roof replacement, among other possible maintenance and improvements, can get costly. If these are expenses you’ll be incurring shortly after purchasing the home, you should be prepared and use that knowledge when making an offer on the house.

Amount of Space

Purchasing a home with enough space is also important. You want to make sure there is enough living space for you and anyone else living with you and enough storage space for your belongings. If you have children, consider whether they will each be getting their bedroom or if they’ll be sharing. Inspect the closets, basement, and other storage areas to see if there is sufficient space for your belongings.

Picture yourself cooking and think about how the sink, refrigerator, and stove are positioned about one another. Does it feel like everything is in a convenient location? If you’re on a busier road, take note of which bedrooms face the street. Occupants of those rooms may hear more traffic sounds, which could be a potential issue to consider.

Think about the furniture pieces you have and visualize where they will go in each room. See if you can find a way to lay everything out and fit the essential elements to you to look good in the space while also making it more functional.

Price

Finally, don’t forget to choose a home that you can afford. Use a mortgage calculator or ask your lender to work out your monthly mortgage payments based on how much you plan to put down as a down payment. Look over your monthly budget and make sure you’ll be comfortable handling the payment with your other bills.
